Foreclosure Defense and Lender-Side Leads in Utah

Each Utah lien and mortgage foreclosure case has two sides: the party enforcing the lien and the owner it is enforced against. Revenue Spark delivers either side as a lead only when that party has no attorney of record on the case.

Who is the lead?

For the foreclosure category, the lead is the homeowner, the defendant on the case, when they have no attorney of record. That person is a possible client for foreclosure defense or bankruptcy. The lender or lienholder on the other side is not delivered in this category, and a homeowner who already has counsel is left out.

What does the filing show?

The names of the parties, the case number, the court and county, the filing date, and any attorney listed. For the leads we deliver, we add a verified address. We have not looked at foreclosure cases closely enough to say how often the court record itself lists an address, or how often either side has counsel.

How do you reach a defendant fairly?

Keep the message to what is true: that a foreclosure case was filed, the date, and what you handle. Utah Rule 7.1 prohibits false or misleading statements about a lawyer's services. Do not imply an affiliation with the court or the lender. See how Utah foreclosures work for the process your letter should reflect.

How many are there?

Few. In our sample week we counted about 9 foreclosure cases statewide. Read how many property cases are filed in Utah.

How do you subscribe?

Choose "Debt Defense: Foreclosure" (it is in the Consumer & Bankruptcy group) and your counties. The price is $0.50 per lead; see pricing and Utah property and real estate leads.
